Winter is Coming With winter around the corner we will soon be dealing with snow and ice once again. Please be reminded that snow removal will happen within 24 hours of a snowfall.

• The snow removal crew will also fill up your container with de-icer. Please leave your container outside your fence/door on a day they are due to arrive with a note.

• Sand/Salt containers are placed throughout the property. We encourage residents to use this sand/salt mix in areas that can be a bit icy due to lack of sun.

• If you plug in your vehicle make sure you are using a brightly coloured cord rated for outdoor use. Please try to avoid making it a tripping hazard for your fellow residents.

• Some units have their downspouts draining adjacent to the sidewalk, if you are using a downspout splash block please remove it for winter. These create persistent slipping hazards.

• Reminder to shut off your outside water faucet from the inside and drain outside spigot.

Hall Rentals The Recreation Hall is available to all residents of Canyon Glen to rent. There is a $200 damage deposit that is returned if the room and bathrooms are cleaned and in good condition. Please contact Lorelei at 778-859-0275 for more information on booking and available times.

Personal Belongings on Common Property We have recently been encountering more incidents of residents leaving their private belongings on the common property. We kindly ask not to leave things like bikes, toys, furniture, etc. out over night as they can get in the way of our landscapers.

Garbage Garbage collection is going well, please be reminded NOT to overfill (past the rim where the lid can’t close) the dumpster or leave oversized items next to them. Residents will be charged a $250 fine for leaving furniture outside the receptacle. If you notice any issues or overflow please contact Daniel at the number above.

-Styrofoam is not recyclable, please place in garbage. --Please only put compostable items in the compost bin.

-Please don’t put non-compostable plastics in these bins.

-Pizza boxes should not be put in recycling (due to the grease).

Dogs are to be kept on leash at all times outside of your yard, they are also not permitted in the tennis/ basketball court areas. Per bylaw, cats are not permitted outside to wander the common grounds under any circumstance.

Watch What You Put Down Your Drain! The only things that should be going down your drain or being flushed is water, toilet paper, and bodily waste. There’s a long list of things that shouldn’t go down but here are the common ones: grease/oil, paper towels, dental floss, baby wipes, cat liher, hair, facial Bssues, coffee grounds, diapers, “Flushable Wipes”, cohon balls/ products, Q-Tips, and feminine hygiene products. When in doubt if you can, just don’t. We live in an aging property and these items cause issues with the flow of our sanitary lines that result in sewer backups in our friends and neighbours homes.

Warm weather is here and the pool will open when water restrictions are lifted! Thank you to the many volunteers that help keep our pool running throughout the summer.

******NEW REC HALL KEY FOBS******

Our Recreation Hall has been upgraded to a new key fob entry system. Come pick up your new key fob on Monday, June 24th or Thursday, June 27th, at the Rec Hall between 6PM-8PM. Key fobs cost $20, please have cash ready.

We have recently been encountering more incidents of residents leaving their private belongings on the common property. We kindly ask not to leave things like bikes, toys, furniture, etc. out over night as they can get in the way of our landscapers.

Parking

Permitted visitor parking hours are from 12 AM to 7 AM. If a visitor is staying overnight a parking pass will be required. You may contact a board member before 9 PM to get a pass. Please be reminded it’s the residents responsibility to ensure their guests know the proper areas they are permitted to park.

Garbage

Garbage collection is going well, please be reminded NOT to overfill (past the rim where the lid can’t close) the dumpster or leave oversized items next to them. Residents will be charged a $250 fine for leaving furniture outside the receptacle. If you notice any issues or overflow please contact Daniel at the number above.

There’s a long list of things that shouldn’t go down but here are the common ones: grease/oil, paper towels, dental floss, baby wipes, cat litter, hair, facial tissues, coffee grounds, diapers, “Flushable Wipes”, cotton balls/ products, Q-Tips, and feminine hygiene products. When in doubt if you can, just don’t.

We live in an aging property and these items cause issues with the flow of our sanitary lines that result in sewer backups in our friends and neighbours homes. It might seem convenient to flush things down the toilet, but we can assure you a sewer back up in your basement is everything but.

POOL UPDATE SUMMER 2022

The day we’ve all been waiting for has finally arrived.  The pool will be opening this Thursday, August 11th!

The board would like to thank you all for your incredible patience, especially during those long +30 days.  

We would like to bring a bit of clarity as to why the project took so long.

This is a 50-year-old pool.  While we have replaced a couple skimmers, done some work to the pipes under the floor of the pool, and completely redone the mechanical room, very little work has been done to the pool envelope.  For years now, we have been removing any loose parging, smoothing out any rough or sharp edges and painting every spring.

Last summer we decided to take advantage of the fact that the pool was sitting empty and remove the multiple layers of paint, smooth out all the rough edges, fill the many cracks and start with a fresh coat of epoxy paint in the spring.  The job was contracted out and work started in the fall.  Quite early on it became apparent there was more deterioration than expected and in order to get the full picture and do the best repair possible it was decided that the entire pool would be taken right back to the original concrete.  This added considerably more work to the job.

At the same time, a camera was run through the deck drains to see why they weren’t draining properly.  Unfortunately, it was discovered that at some point the pipes had become separated in several spots and the water which should have been draining away was actually washing away the dirt which was supporting the deck.  The deck was never supposed to be part of this project.

The variety of issues meant that now we required concrete lifters to support the deck, concrete cutters to open the deck plumbers to install the new trough system, concrete pumpers to replace the deck, and an excavation on the south side of the pool to tie it all into the sewer system.  Even at the best of times coordinating that many trades would have been a hassle.  With the current supply chain issues and worker shortages it was even worse.

The board did its very best to keep things moving along and get the pool opened in late June, but the timing of things was out of our control.  Believe me, we felt every bit as frustrated as you all did.

Fortunately, we will get at least a few weeks of enjoyment out of the pool, and if the weather stays nice we will try to stay open into September.

******POOL/Basketball Court INFORMATION******

It’s been a long few years but we are very pleased to announce that after major restorations, we are cautiously optimistic that the pool will be opening first week of July (weather permitting final stages of construction).

We will be changing out the locks to the building for security reasons. Please come to the hall June 29th between 6:00 PM to 8:00 PM to exchange your old key (free) or purchase a new one ($20, cash only) and to fill out a Pool Waiver Forms.

New basketball hoops and backing boards have been ordered and are pending install. With that said, the Tennis/Basketball Courts will begin being locked to help prevent vandalism and to provide exclusive use for Canyon Glen residents and their accompanied guests. The locks will use the same key as the Pool/Hall.

Hall Rentals 
As the world moves forward, we are happy to announce we will be opening the Hall for rentals once again. The Recreation Centre is available to all residents of Canyon Glen. There is $150 damage deposit that is returned if the room and bathrooms are cleaned and left in good condition.  Please contact Sharon at 403–605-6327 for more information on booking and available times.

Pool Due to the uncertainty surrounding covid restrictions and the short notice of their lifting, the pool was not able to open this season.  Instead, we are taking this opportunity to do some much-needed repairs and we look forward to opening for the 2022 season!

Fences This year’s round of fences are well underway and should be completed shortly.

We would like to remind residents this is in contravention of the bylaws.  Kiddie pools are a serious liability and are not to be set up on the common property.

Parking
Visitor parking spots are available for overnight guests but require a parking pass between the hours of 3 AM and 7 AM. You may contact Tamara, Sharon, Evan, or Daniel before 9 PM to get a pass. Please be reminded it’s the residents responsibility to ensure their guests know the proper areas they are permitted to park.

Garbage We have been having issues with garbage collection. There’s been many cases of residents over filling the dumpsters and leaving large items next to them which results in us being charged $125 for overages. If the bins are full (past the brim) please bring your trash to another one on the premises. We will be receiving lidded bins shortly, if the lid can’t close than there’s too much garbage.

When in doubt if you can, just don’t.

We live in an aging property and these items cause issues with the flow of our sanitary lines that result in sewer backups in our friends and neighbors homes. It might seem convenient to flush things down the toilet, but we can assure you a sewer back up in your basement is everything but.

Important- Covid-19 As we monitor the ongoing Global Crisis of Covid-19 we are taking measures to keep every one’s health in mind. We have the very unfortunate task of informing Canyon Glen residents at this time that by order of the Medical Health Officer and Alberta Health Service (AHS) we will not be opening the Pool and Recreations Hall until we are permitted to do so.

Fences This years round of fence construction/painting will be starting shortly. If you have an old fence or your fence hasn’t been painted please make sure the area around is clear and delay any gardening until your fence is complete.

Garbage We have been having issues with garbage collection. There’s been many cases of residents over filling the dumpsters and leaving large items next to them which results in us being charged $125 for overages. Please note if caught, this amount *will* be charged back to the unit. If the bins are full (past the brim) please bring your trash to another one on the premises. We will be receiving lidded bins shortly, if the lid can’t close than there’s too much garbage. Under no circumstances are household items to be left at the dumpster.  Please donate to a charity or take to the dump. No one wants your old junk, stop leaving it by the dumpster. Recycle Bundled Plastic Bags can be dropped off at the recreation center for recycling. Please only put compostable items in the compost bin. NO PLASTIC BAGS!. Insurance It is the responsibility of every resident to have adequate insurance coverage for their unit. Be it rental insurance or homeowners insurance. Due to changes to the Alberta Condominium Act the deductible for any claims against the corporations insurance policy can be charged back to the homeowner. Please confirm with your insurance company that your policy covers the deductible.

Running a Business If you are running a business out of your home, please note your insurance policy must indemnify the corporation of any accidents that may occur to your clients on common properties.

Winter is Here

With winter coming in we will be dealing with snow and ice once again. Please be reminded that snow removal will happen within 24 hours of a snowfall.

Our snow removal crew will also fill up your container with de-icer. Please leave your container outside your fence on a day they are due to arrive with a note. 

Sand/Salt containers are placed throughout the property. We encourage residents to use this sand/salt mix in areas that can be a bit icy due to lack of sun. 


If you plug in your vehicle make sure you are using a brightly coloured cord rated for outdoor use. Please try to avoid making it a tripping hazard for your fellow residents.

Some units have their downspouts draining adjacent to the sidewalk, if you are using a downspout splash block please remove it for winter. These create persistent slipping hazards.

COVID-19

With the outbreak of this virus we want to let you know that there are some new infomration concering Canyon Glen. We will be adding to this list if any other changes are made. Thank you for your understanding during this time.

Swimming pool, basketball and tennis courts are closed until further notice. On April 25th it was ordered by Alberta Health Services and the Medical Health Officer that the swimming pool, basketball courts and tennis courts are to be closed until such time as the Medical Officer of Health starts lifting or relaxing the orders.

AGM postponed. This years AGM has been postponed and we will notify you of a new date once a date has been decided upon.

Recreation Center closed. For the safety of our home owners and thier guests we have closed the recreation center until further notice.

Reduced schedule for snow removal. Mel’s lawn care will be following the City of Calgary bylaws for snow removal. The snow removal will be done within 24 hours after the snow stops. This decreases the staff interaction with each other and with those in our community. 

January 2020 Cold Weather Reminders

Please take the following precautions to avoid the freezing and rupturing of water lines.

Refrain from setting your thermostat too low: During inclement weather, your thermostat should not be set any lower than 20°C. This will help to ensure your pipes stay warm and limit freezing in the event of a sudden drop in temperature. Previous pipe bursts have been directly attributable to temperatures set too low.

Avoid leaving a window or patio door open: Even with your heat turned up, an open window (even a small amount) may cause the piping to freeze/burst within minutes. Even if the window is located five feet (5’) above the floor, cold air is heavier than warm air and consequently, the cold air will travel to the floor level and freeze the piping.

Unit vacancies: If you plan on leaving your Unit vacant, even for a short vacation, please leave your thermostat at 20°C and arrange to have your Unit checked daily if possible, in order that any problems may be mitigated.

Outside Taps (if applicable): The water shut-off valve for your exterior tap(s) is located within your unit. Please shut off the water to the exterior taps, and then run all water from the tap until dry to ensure there is no moisture in the line. This will help to prevent freezing/bursting of the lines.

-Check fire alarms every Spring and Fall

-Keep a fire extinguisher in the kitchen for emergencies

-Change your furnace filter out every season

-Hire a professional company to clean and maintain your furnace and ducting

-Always change the lint trap in your dryer after every cycle and clean out every 2 years to prevent fires

Garbage
There are seven garbage bins on the property. If the bin closest to you is full, do not continue to pile bags on top. Please go and find another bin with room. We continue to ask that items not be left beside the dumpsters. Thanks

Pool news
The pool will be open on Father’s Day. The keys from last year will continue to work this year. All new residents must sign a pool waiver in order to get a key. This is a pool with no lifeguard. Please pay close attention to the pool rules. Anyone caught breaking the rules, including diving headfirst into the pool, may lose their pool privileges. We want everyone to have fun and to also be safe. Enjoy!

Pets
We love our pets but not everyone shares our enthusiasm. Pets must be kept on leash at all times when they are on the common property. Faeces must be cleaned up on the common property as well as in your privacy area. Neighbours do not wish to see or smell your dogs poop. Thanks

Fences
Construction has started on the new fences. We are building from number 118 to number 135 this year. We ask everyone in this section to prepare their yards by moving all items away from the fence line. Trees and shrubs in the privacy area must be trimmed back from the fence by the resident or at the residents  expense. 

Storm doors
There are many new doors being installed which look great. Please be reminded that all units are required to have white storm/ screen doors.

Volunteers
Thank you to all the residents who volunteer their time and efforts on behalf of this complex. This is a great place to live and everyone who plants flowers, picks up a piece of trash or pants a planter helps to make it a better place for everyone.
