VOLUNTEERS NEEDED

Our community at Canyon Glen prides itself on working together to keep the property well maintained and our condo fees reasonable. A little effort by everyone can go a long way to achieving this result!

 PARKING FOR RESIDENTS & GUESTS

Guests and residents are prohibited from parking in any fire lanes and within 5 feet of a driveway. 

RESIDENT PARKING

Every unit has one assigned parking stall. Additional styles are available at a monthly rate of $25. Please contact Envision Property Managers for availability and payment details. There is often a waiting list, so the sooner you contact us, the better. 

VISITOR PARKING

There are visitor parking stalls available for overnight guest a parking pass is required if your guest will be parking between 12 AM and 7 AM. Calgary Parking Authority routinely checks the visitor parking areas and will issue tickets for infractions. Please contact a board member advance to get your guest a valid parking pass. Note that parking passes are not available after 9 PM. 

 PETS

Pets are allowed at Canyon Glen but they just be registered with Envision Property Managers.  It only requires a moment of your time to complete the required form. You can contact Envision at 403-229-2113 or by email at admin@envisionproperty.ca. 

We all love our pets, so let us do our part to keep them safe. In accordance with Canyon Glen and the City of Calgary bylaws, please remember that all dogs and cats are to be on-leash at all times when present in the common area(outside your fenced yard). Failure to comply with th bey-laws puts your pet at risk and may result in removal of the pet from Canyon Glen. 

Picking up after your furry friend is your responsibility both on the common property and in your privacy area. Privacy areas must be have faeces cleaned up each day. We are very lucky to live in a complex that allows pets. Please be a good neighbour and pick up after your pet.

HOME BASED BUSINESS

If anyone operates a home based business out of their unit, you must provide a copy of your liability insurance to the Canyon Glen Condominium Board and Envision Property Managers. If you are using any of our commons areas in direct relationship to your business you will be asked to add both our condominium corporation and Go Smart as additional insured under your policy. Please contact Envision Property Managers for the details of what is required. 

GARBAGE & RECYCLING

Lets work together to make sure all garbage and recycling makes it into the correct bins. This will keep our expenses down and our areas beautiful. 

GARBAGE

Garbage dumpsters are for household garbage only. Furniture, electronics, and other items not considered regular household garbage should not be put in or left around the dumpsters. Please be courteous and ensure all oversized or non household waste finds its way to the dump or recycling. Residents caught leaving anything beside, behind, or in front of the bins will be charged a minimum fee of $250 to have the items hauled away. If the bin closest to you is full please find another bin and do not pile additional items on or by the bins.

RECYCLING

There are may different rules for our recycling program so please adhere to the allowable posted items. Please be aware that any non- recyclable material found in the recycling bins will result in the bins needing to be decontaminated. Decontamination takes a lot of time and costs us extra money. If you witness bin contamination, please notify Acclaim so that the responsible unit can be charged for the decontamination cost. If the costs cannot be charged to the responsible unit it will result in an increased expense to everyone at Canyon Glen.

DO- Recycle all empty plastic bottles, cans, paper and cardboard.

DON”T- Keep all food and liquids out of recycling as spoiled items can turn the whole recycle bin to garbage. Keep all plastic bags out of recycling as they get tangled in machinery. Keep all dangerous materials like needles and electronics out of recycling as it can injure the workers. Do not toss in “tanglers” like rubber hoses and wires as they can shut down the entire recycling centre. Do not include bulky items like propane tanks or construction debris.

DO- There is a plastic container outside the front door of the recreation center that you can use for recycling your plastic bags.

COMMON & PRIVATE USE AREAS

Unit owners are responsible for maintaining the cleanliness of the private area within the fence and the  common area outside of your fence.  

Backyard fire pits are allowed but must adhere to the City of Calgary fire pit bylaws. As regular fire pits can be a nuisance to your neighbours we encourage the use of natural gas or propane fire pits. Fire tables are not permitted.

The common property must be kept clear of all personal items. We have many children living at Canyon Glen and it is expected that they will be playing in the common areas during the day. We need toys, bikes, scooters, chairs etc. to be put away at the end of each day. The landscapers will not mow your yard if it has anything left lying around. 

In the spring please put shovels and extension cords away. When the landscaping crew is here to clean the parking lots those items must be removed. 

Trees or shrubs including those with suckering roots are tended to either by yourself or by calling Acclaim. 

Dog waste, cigarette butts or any other type of garbage must be cleaned up within with the common and private areas. 

The landscaping crew must have common areas clean prior to any work being done. 

In the winter sand containers will be placed next to the dumpster areas. As well if you leave a de-icer container outside your fence the snow removal crew will fill it. The snow removal crew will also sand areas but please feel free to use in needed areas so you and your fellow neighbours are safe.

PLANTING TREES AND FLOWERS

Planting flowers in your privacy areas is encouraged but please watch out for climbing vines such as the virginia creeper. These resilient plants need to be cut down in the fall as they can attach to shingles and get into the cracks around windows and concrete and cause permanent structural damage.
